Asbestos Inspection

When is an asbestos inspection required?

Asbestos inspections are required by the Colorado Department of Health and Environment (CDPHE) for any residential or commercial property in Colorado, no matter the year built. The size of the project determines when the trigger level is reached for requiring an asbestos inspection. 

Residential asbestos inspections are any single-family home or multi-family units. The trigger levels for an asbestos inspection is disturbance (removal, encapsulation, or enclosure) of greater than;

  • 50 linear feet on pipes, or

  • 32 square feet on other surfaces, or

  • 55-gallon drum volume equivalent 

 

Commercial properties are any buildings, other than residential and common areas of multi-family facilities. The trigger levels for an asbestos inspection is disturbance (removal, encapsulation, or enclosure) of greater than; 

  • 260 linear feet on pipes, or

  • 160 square feet on other surfaces, or

  • 55-gallon drum volume equivalent

What is involved in an asbestos inspection?

All asbestos inspections are different because the scopes are different. When scheduling an asbestos inspection, be prepared to detail what all is in the scope of work. For instance: is it a kitchen remodel, bathroom remodel, full interior gut, demolition, etc.?

 

These details help me plan the best course of action for your inspection and determine the amount of time that will be needed for the inspection.

 

While performing the asbestos inspection, My Asbestos Guy adheres to AHERA 40 CFR Part 763 for sample collection, analysis, and assessment. This means there is a specific number of samples that need to be randomly collected depending on the material and size to be disturbed. 

When I arrive for the asbestos inspection, I will be taking photos, collecting samples, and drawing floor plans of the scope of work. This helps me determine the number of samples that need to be collected, the condition of the material, and the procedure for removal (if it is asbestos-containing).

Following the inspection, I will then deliver all samples to a third party laboratory for analysis. Once the analysis of the samples is received, I will compile a CDPHE-compliant report detailing recommendations and requirements for the scope of work.

 

It doesn't end there. If asbestos is found in the inspection, I will help arrange a job walk and obtain a few bids for the project at no additional cost. My Asbestos Guy will be there to help you from start to finish of the asbestos work.
